Founder & CEO

Isaac VanCuren founded INV Development to originate, entitle, and develop land across the central United States. He comes from a background in agriculture, which gave him an appreciation and understanding that land is something worked, stewarded, and improved over time that continues to shape how he evaluates every parcel.

Before moving into real estate, Isaac built his early career inside a Fortune 500 company, advancing quickly along a competitive corporate track. There he learned how disciplined organizations underwrite risk, structure transactions, and execute at scale - rigor he now brings to private land and development.

He has since originated and advanced land, residential, commercial, and development opportunities across Indiana and adjacent Midwest markets. He is based in Carmel, Indiana.

Kimberly Swain

Partner & Chief Operating Officer

Kimberly Swain serves as Partner and Chief Operating Officer at INV Development. A real estate investor and developer for more than a decade, Kimberly has built and now operates a large portfolio of residential and industrial properties concentrated in downtown Indianapolis, with development experience extending to central Indiana and the west coast of Mexico. Her career spans the full life of a deal: sourcing and acquiring assets, managing renovation and construction, structuring financing with lending partners, and operating properties for the long term.

That end-to-end perspective is what she brings to the team. Kimberly directs strategy across the platform’s markets and asset classes, oversees the advancement of projects through entitlement, and brings structure to execution. The team moves faster and with greater confidence because of the preparation, coordination, and discipline she puts behind company operations.

Jim Brainard

Former Mayor of Carmel, Indiana

Jim Brainard served seven terms as Mayor of Carmel, Indiana, guiding the city through nearly three decades of growth from a suburb of roughly 25,000 into a nationally recognized city of more than 100,000. He spearheaded the development of a new downtown through the City Center project, a vibrant Arts & Design District, and the Midtown project connecting the two. Under his leadership, Carmel expanded its parkland and trails from 40 to over 800 acres, including the Monon Greenway and Central Park, built more roundabouts than any city in America, and delivered world-class cultural venues - the Palladium concert hall, the Tarkington Theater, and the Studio Theater - establishing Carmel as a destination for companies, employees, and families alike.

His leadership earned recognition well beyond Indiana. Brainard co-chaired the U.S. Conference of Mayors’ Energy Independence and Climate Protection Task Force, served on a presidential task force on climate preparedness and resilience, represented the United States as a speaker abroad, and received the Sagamore of the Wabash, Indiana’s highest civilian honor. Since leaving office, he has remained one of the country’s most sought-after voices on city building - researching placemaking with the University of Notre Dame’s School of Architecture, advising communities on urban design and walkable development, and keynoting city-planning conferences across the United States and Europe.

As a member of INV Development’s Board of Advisors, he brings a rare understanding of how great places get built: zoning and entitlement, infrastructure planning, public-private partnership, and the long-term vision that turns land into lasting community value.

Brian Manesh

Senior Vice President of Site Selection, IRG Data

Brian Manesh serves as Senior Vice President of Site Selection at IRG Data, a land development firm focused exclusively on data centers and built on more than four decades of commercial real estate expertise. He leads the discipline the entire industry turns on: finding and qualifying powered land - evaluating sites for grid capacity and interconnection timelines, behind-the-meter power options, fiber connectivity, water availability, and the zoning and environmental pathway that turns raw acreage into a buildable campus.

His work spans active data center projects across the country, from Virginia’s data center corridor to San Antonio, Albuquerque, metro Atlanta, and a 570-acre, gigawatt-plus campus in West Texas. That national vantage point gives him a current, deal-tested read on where the market is moving: which utilities can deliver power and when, how AI load is reshaping site requirements, and what it takes for a project to fit the community that hosts it.

As a member of INV Development’s Board of Advisors, Brian anchors the platform’s data center and energy-adjacent work. Every site INV evaluates is screened with the same power, connectivity, water, and entitlement discipline applied to gigawatt-scale campuses - giving landowners, utilities, and end users confidence that the platform speaks the language of this asset class fluently.

Chad Hughes

President & Owner, H&H Stables

Chad Hughes served for nearly three decades with the Carmel Fire Department, retiring as a Captain after a career of leadership in emergency response and public safety operations - experience that shaped a steady, decisive approach to command: reading complex situations quickly, managing risk, and executing under pressure.

He is the president, owner, and operator of H&H Stables, which operates at the historic Wild Air Farm in Zionsville, giving him deep hands-on experience in land management, agricultural property operations, and running a working equestrian business. His ventures extend beyond the farm: he has owned H&H Realty Group, a real estate brokerage, and built and operated a portfolio of income and short-term rental properties along the White River in Noblesville - firsthand experience that spans brokerage, property operations, and value-add investment.

As a member of INV Development’s Board of Advisors, Chad brings an operator’s discipline and a landowner’s perspective to how the platform evaluates, improves, and stewards property.
